What to Expect

If you have purchased a new home from Liberty Development, a representative from the Design Studio will be contacting you shortly to book an appointment. This appointment, known informally as the “colour selection meeting”, will ask you to review and choose your finishes. What can you expect from this meeting? Over the years, I have personally conducted thousands of similar consultations and can offer the following tips and suggestions.

Believe it or not, it is not as complicated as you may think. Liberty Development wants to ensure that the process is as seamless and pleasurable as possible. For this reason, we retain a professional design staff to assist with your selection process. A design consultant will personally walk you through your options, offer advice as to how you can create a unified look for your home and make recommendations that best suit your lifestyle. Consider this a partnership: as professionals, your new home is also a reflection of our abilities and we want to get it right for you.

The colour selection meeting typically takes between two and three hours, and past experience shows that most purchasers are able to complete the process in just one meeting. When planning your new space, we encourage you to consider your finishes by starting at the entrance and working your way from room to room. Most new homes and condominiums feature open-concept layouts, with one space leading directly to another. To ensure that these transitions are natural, consistency is key. Each finish relates directly to the next and for this reason, it is best to consider the space as a whole.

Sometimes it’s difficult to get focused, given all the options available to you. To help prioritize, I recommend preparing a Wish List of all the items that could potentially impact your budget. Consider the “big ticket” items such as hardwood flooring, appliances and granite countertops when doing so. Note that while most of these items are included in your purchase, you may be seeking a specific colour, brand or style that is not standard and therefore, you may want to consider upgrading.

Should you decided to upgrade some of your finishes you will need to bring a check with you to your appointment. We will require a 50% deposit at the time of purchase with the balance paid upon occupancy.

Finally, try to have some fun – this is your chance to explore and be creative. Although for most of you this is a nerve-racking process, I’m here to assure you that the process can be a pleasure. I look forward to meeting you soon.
