Supply and install interior/exterior window if any or storefront in accordance with the Landlord's Architect’s design.

| PLUMBING |
Main drain (under slab) and main water supply pipe to the Unit shall be available for the connection by the Tenant.

| MECHANICAL SYSTEM |
Energy conserving 4-pipe fan coil system (hot and chilled water sources supplied by Markham District Energy) combined with year round heating and cooling at a rate of approx. 1 Ton/400 square feet of leased premises. Individual temperature control zones 1 per approximately 1000 square feet. All HVAC distribution by Tenant.

| POWER |
600 volt (60, 100 up to 400 amp) electrical service terminating at a disconnect switch in the main electrical room shall be provided by the Landlord. The Landlord's Electrical Engineer shall approve the electrical service for required usage.

| SPRINKLER SYSTEM |
Sprinkler line and head to meet NFPA13 code requirements shall be provided to the Leased Premises (unit).

| GAS |
Main gas service line for restaurant to meter location outside of the unit approved by Enbridge Gas (Note: All restaurants should use gas fired equipment for cooking only at a cost to themselves.).

| METERS |
Landlord to provide individual sub- metering system to meter all electrical consumption for the Tenant’s leased premises at the Tenant’s expense. The Landlord at the Tenant’s cost will install sub-metering as required for restaurant use or any Tenant with above normal usage of water and HVAC. |
